(1) Choose an environmentally friendly, low maintenance and durable siding.
(2) Always install a house wrap, such as Tyvek, underneath the siding, to insure energy savings.
(3) When your siding is being installed, the use of ladders is the preferred method. The use of scaffolding may result in potential holes in your roof.
(4) Keep your chimney in good shape. Have your chimney area inspected every year to detect any potentially hidden damage.
(5) When comparing proposals from various contractors, make sure the offerings (scope of work) are the same (an apples to apples comparison).
(6) Only contract with siding contractors that have all of the proper insurance (workers compensation and general liability). Request written proof and call their insurance company to verify the validity.
(7) Only use siding contractors that use reputable materials by name-brand manufacturers with extended “iron-clad” warranties.
(8) Before paying any contractor, get a lien waiver to protect yourself against contractors’ suppliers and workers from coming to you for payment that a contractor has failed to make to them. Without this lien waiver, you may end up paying for your project twice.
(9) Get all guarantees, warranties and promises in writing.
(10) Be sure that quotes are “inclusive” of the total project costs. Some companies may provide quotes that do not include aspects that are required in order to complete the project.
(11) Do not help contractors or their workers and do not lend them your tools. If a worker is hurt while you are assisting (e.g., holding a ladder) or is hurt using one of your tools, you may be liable via a “tort claim” by the worker or contractor.
